How close am I to campus and campus/alternative transportation?

All of our properties are located on or very close to Ohio State’s Campus Area Bus Service (CABS) East Residential line and/or COTA lines. All properties are also within biking and walking distance to campus.

What type of parking is available at your apartments?

Most of our properties have off-street parking with the exception of the two four-bedroom houses. All of the off-street parking spaces are assigned and are included in rent.

What types of utilities will I expect to pay and how do I contact the utility companies?

Most of our apartments have both gas and electric utilities with the exception of 416 Wyandotte Ave., which is completely electric. I would suggest contacting AEP Ohio (electric) and Columbia Gas (gas) a couple of weeks in advance of your move-in date.

Who pays the water/sewer charges at your apartment?

All of our apartments have been sub-metered and the tenants are responsible for paying the water/sewer charges. Guardian Water and Power is the sub-metering provider. The company will mail your bill at the end of the month and you will then pay the billed amount to OSU Premiere Properties. Several payment arrangements can be made. Ask management about the different payment options after move-in.

What is your pet policy?

We have a no pet policy. This includes, but is not limited to, cats, dogs, reptiles, fish, and rodents of any kind. No exceptions will be made.

What is your smoking policy?

We have a non-smoking policy in all of the units. This includes any and all smoking. If you need to smoke, please step outside and dispose of any waste accordingly.

How do I receive mail and or packages?

Each apartment has a mailbox that receives mail daily from the United States Postal Service. Please make sure to post your name(s) on the mailbox for better service. UPS and FedEx will typically leave your packages on your porch or near your front door.

If you are ordering from Amazon, there is a storefront where you can pick up packages located at 2114 N. High St., Columbus, Ohio 43201.

Do I need renter’s insurance for fire and/or theft?

At this time, we don’t mandate that you have renter’s insurance, but we would strongly recommend that you purchase insurance. Check with a parent, most of the time you can add it to their policy at a reasonable cost. If you are over 26, you will need to contact your own insurance agent.

When do I get my security deposit back?

After you vacate the premises on or before the last day of the lease agreement, you will receive a check along with our security deposit settlement in the mail within 30 days.

What do I have to do if I want to renew my lease for another year after my initial lease period?

Typically, all you have to do is email us by mid-October if you would like to renew your lease. This is most important for the four-and five-bedroom apartments. If you are renting a one-, two-, or three-bedroom apartment, you may let us know after the new year.

Do you ever sign less than a 12-month lease?

We occasionally sign leases less than 12 months. If you have rented the same apartment for a couple of years and need to only rent until the end of May or June the following year, we will typically agree to a shorter lease.
